Trouble For Shah Rukh Khan? BMC Launches Probe Over 'Mannat' Renovation

On June 20, a BMC team visited Mannat following a formal complaint lodged by RTI activist Santosh Daundkar.

Bollywood superstar Shah Rukh Khan’s sea-facing bungalow Mannat, one of Mumbai’s most recognised landmarks, has been under renovation for some time. However, the makeover of the luxurious residence in Bandra now faces an unexpected hurdle. The Brihanmumbai Municipal Corporation (BMC) is probing allegations that the renovation may be violating the rules of the Coastal Regulation Zone (CRZ).

Complaint Against Shah Rukh Khan's 'Mannat'

On June 20, a BMC team visited Mannat following a formal complaint lodged by RTI activist Santosh Daundkar. The complaint alleged that the ongoing structural work at the bungalow is in breach of CRZ norms, which are strictly enforced in coastal zones like Bandra. Given Mannat’s proximity to the Arabian Sea, any construction or structural modifications fall under the purview of CRZ regulations.

According to BMC officials, the visit was part of a fact-finding mission to assess whether any regulatory violations occurred. The civic body is expected to submit its preliminary report to the complainant by 11 a.m. on June 21.

'Mannat' Is Grade III Heritage Structure

Adding to the complexity of the situation is the heritage status of Mannat, which is classified as a Grade III heritage structure. As such, any structural alteration to the bungalow requires prior approval from the relevant authorities. Activist Daundkar had earlier approached the National Green Tribunal (NGT), accusing Khan of bypassing required CRZ permissions. The NGT subsequently directed him to provide evidence supporting his allegations.

Reports suggest that the renovation project includes the addition of two new floors to the bungalow, along with a complete overhaul of interiors, furniture, and lighting systems. The extensive nature of the work is expected to take up to a year.

In the meantime, Shah Rukh Khan and his family have temporarily moved into a nearby rental apartment in Bandra while Mannat undergoes its makeover.
