Amazon Moves To New Bengaluru Office Near Airport In Cost-Cutting Drive

Amazon India is shifting its corporate headquarters in Bengaluru from the World Trade Centre (WTC) in the city’s northwest region to a new location near the airport, according to a report by Mint. The move is part of the company’s broader cost-reduction strategy. Currently occupying nearly 500,000 square feet of office space in the 30-floor WTC, owned by Brigade Enterprises Ltd., Amazon's departure raises concerns about how Brigade will replace such a significant tenant. Additionally, there are implications for rental income in nearby residential areas, where many Amazon employees reside.

The new headquarters will be located in Sattva, about 15 minutes from the airport. This facility is expected to reduce costs significantly, with Amazon reportedly paying about one-third of the Rs 250 per square foot it currently spends.

The relocation process is scheduled to begin in April 2025 and conclude by April 2026. An Amazon spokesperson confirmed the move, stating that the company routinely evaluates its office space to align with its business objectives.

Despite the relocation, Brigade Enterprises clarified that Amazon's lease agreement for the WTC space remains active. The company also suggested that Amazon may have taken additional office space in another development on Bellary Road, near the airport.

Amazon’s current headquarters is part of Brigade Gateway, a sprawling 40-acre integrated complex offering residential apartments, a shopping mall, a five-star hotel, a hospital, and a school. The complex is popular among Amazon employees, with about 25 per cent of the 1,200 residential units reportedly occupied by them.

However, the move has drawn criticism from employees who face the prospect of significantly longer commutes. The new location, roughly 20 kilometers away, could result in travel times exceeding 80 minutes during peak traffic hours, compared to the convenience of the current setup. Many workers have expressed concerns over the disruption the relocation will cause.

As Amazon prepares for this transition, the impact on its employees, Brigade Enterprises, and the surrounding community will become more evident in the coming months.
