However, it lags in certain aspects like choked roads during peak areas in some areas, and the absence of better bus service, among a few others. Rising Real Estate Prices In Noida

Noida is plagued by a real estate price boom that seems to refuse to abate. This is making even renting a flat unaffordable for the middle class, let alone buying one. When we talk about 'Noida', we usually mean the larger area of the city, which includes the GGN area — Ghaziabad and Greater Noida.

Both Ghaziabad and Greater Noida are part of the Delhi-National Capital Region (NCR) and are under the Gautam Buddh Nagar district administration.

While Noida saw a rise in real estate prices by 152% since 2019-2020 (pre-Covid period), the same was 121% in Greater Noida, according to a 2024 study by PropEquity.

The weighted average price of new projects in Noida rose by a whopping 152% to Rs 14,946 per square feet till September 2024. The same was Rs 5,910 per square feet in 2019 before the pandemic.

Why Are Noida, Greater Noida Housing Prices So High?

The Noida-GGN area is witnessing unprecedented infrastructure development. Moreover, corporates have invested heavily in the city. Noida-GGN, earlier known for providing affordable housing, is transforming into a hub of luxury housing projects that are mushrooming across the cities.

Where To Find Affordable Flats In Noida?

'Affordable' is a relative term and can have different indicators for separate individuals. Housing in the various sectors of Noida, Greater Noida, and Ghaziabad comes with its own sets of perks and lows.

We shall try to bring to you all that's available to help you make an informed choice when choosing your next home. Let's check out Gaur City today which borders Noida-GGN and is an ideal location for those looking to balance affordability, convenience, and availability of urban amenities.

All About Societies In Gaur City 

Technically, the 237-acre Gaur City is in the Greater Noida West. The township is divided into two phases — Gaur City 1 and Gaur City 2. There are several residential and commercial projects in Gaur City.

Among the residential projects in Gaur City 1 and Gaur City 2 are 7th Avenue, 14th Avenue, 16th Avenue, 6th Avenue, 1st Avenue, 6th Park View, Swans Home, AIG Park Avenue, Radicon Vedantam, Galaxy North View, 16th Park View, 32nd Park View, Palm Olympia, Raksha Adella, VVIP Homes, Galaxy Royale, Amrapali Golf Homes and White Orchid.

But Gaur City is not limited to these projects, there are more. You may look up online and check Google Maps to find a place of your convenience.

Rent At Gaur City 1 And Gaur City 2 Societies

We spoke to brokers and house owners and scanned online real estate websites to gauge the rent of the properties in the Gaur City area. Societies in Gaur City 1 would cost you a rent of anything between Rs 17,000 and Rs 23,000 for a 2 BHK flat measuring 945-1075 square feet. The price can go up to 28,000 depending on the society and the unit. But we wouldn't recommend shelling out that much in the Gaur City area for a 2 BHK flat.

At the same time, a 3 BHK flat in Gaur City 1 would cost you somewhere between Rs 23,000 and Rs 35,000 for flats measuring 1,220 square feet to 1,800 square feet (built-up area). Again, depending on the unit you are looking at and the society, the prices may go up to 42,000 per month. However, we don't recommend shelling out that much for a 3 BHK in the Gaur City area unless absolutely necessary.

Not many 1 BHK flats are there in Gaur City. But the few 1 BHK and 1 RK units, measuring between 150 square feet and 600 square feet, that can be rented, would cost you anything between Rs 8,000 and Rs 15,000.

All the rents mentioned are inclusive of the society maintenance charges.

What Amenities Do You Get In Gaur City Societies?

Most of the societies are equipped with community activity spaces, such as gyms, basketball courts, swimming pools, function halls, cricket nets, sports & games clubs, etc. In addition, most societies have their own commercial spaces where you can find shops and stalls selling groceries, snacks, items of daily needs, stationery, gift items, etc.

You will also find salons, gyms, fitness centres, restaurants, cafes, etc to suit your requirements.

Apart from these, you have malls such as Gaur City Centre, Galaxy Blue Saphire Plaza, Gaur City Mall, Galaxy Diamond Plaza, etc. If you are a sports lover, there's the Gaur City Sports Complex, which has nets for cricket, grounds for football, and a track for athletics.

There are several schools in and around Gaur City if you have kids. Among them are Gagan Public School, Gaurs International School, and The Manthan School. A little outside the Gaur City limits are even more schools like St Xavier's High School, The Shri Ram Universal School, Bloom International School, Trinity World School, etc.

Hospitals in Gaur City include Lyf, Sarvodaya, Motherland, Blessings Polyclinic, MaxCare Multispeciality Clinic, etc.  

What's Not Good In Gaur City?

The biggest deterrent for one while considering a move to Gaur City is the insane traffic during peak hours. The Taj Highway-Noida-Greater Noida Link Road intersection is often clogged, especially around the Char Murti Chowk. The snarl continues till the Mihir Bhoj Chowk, aka ek Murti Chowk. The second on the list of deterrents is the lack of Metro connectivity. If you are employed in Delhi, or even in Noida, commute could be a nightmare. First, you will have to take an auto to Sector 52 Metro Station. Then you will have to take the metro to your desired destination. Some even have to change the Metro at Rajiv Chowk and take another to their destination. Once out of the Metro station, you might have to take another auto if your destination is farther away. This could mean an expense of another 4,000-7,000 per month.

Another deterrent is the lack of general cleanliness in the area. Several stretches in the Gaur City area are often seen polluted and a brief spell of rain often worsens matters.

Some residents of Gaur City feel that the maintenance charges in societies are high compared to the services provided. But this depends on the society you are checking out.
